This indenture made the 27th day of October in the year of our Lord one
thousand seven hundred and ninety eight between Robert Eyre and Ann his wife of Berkeley County and Commonwealth of Virginia of the one part and Joseph Saunders of the same place of the other
part. Witnesseth that for and in consideration of the sum of one hundred and fifty pounds current money of Virginia to the said Robert Eyre in hand paid by the said Joseph Saunders at or
before the sealing and delivery of these presents the receipt whereof he doth hereby acknowledge and thereof doth release acquit and discharge the said Joseph Saunders his executors and
administrators by those presents the said Robert Eyre hath granted bargained, sold, aliened, release and confirm and by these presents doth grant bargain, sell alien, release and confirm unto
the said Joseph Saunders and to heirs and assigns forever one certain piece or parcel of land being part of a larger tract held by said Robert Eyre by Deed of conveyance bearing date the day of
(blank) of (blank) 179(blank) and recorded in the County Court of Berkeley and ___ which piece or parcel and part hereby conveyed lying and being in the said County nearly adjoining on the
drains of Mile Creek a branch of Opechon Creek and bounded as followeth viz. Beginning at a stone in the _____ line of the original corner to part of said Tract ___ of by the said Robert Eyre
for the ______ John Eyre and in a line of Henry Gartner formerly Lewis Moore thence and the original and Gartners _6WS2 poles to large black oak tree on a flat __the South end of a l____ corner
of the original, Gartner and corner to ______ _____ thence with the original and David ____ 88.20 _______ W234 poles to two hiccory trees on a hill another corner of the same and John Unknown
thence with
______ poles to pile of stones on a ledge of rocks between a white oak tree and hickory sapling corner to said John Eyre's part thence leaving the original and _______ with said John Eyre's
part across the land N88 minutes East 233 € poles to the beginning containing one hundred and seventeen acres and three ____ of ___ or be the ___more or less within and bounds and all houses
buildings, orchards ways water, water courses, profits, commodities, _______ and appurtenances whatso ever to the said premises hereby granted or any part thereof belonging or in any wise
appertaining and the reversion and reversions remainder and remainders ____ ____ and profits ______ ___ and also all the estate right ___ interest ________ _____ ______ ______ and demand
whatsover of him the said Robert Eyre of in an to the said premises and all Deeds evidenced and writing touching or in any wise concerning the ____ _____have and to hold the ands hereby
conveyed and all and singular
other the premises hereby granted and released and every part and parcel thereof with their appurtenances and the said Joseph Saunders his heirs and assigns forever to the only proper use and
behooves of heirs the said Joseph Saunders and of his heirs and assigns forever and the said Robert Eyre and Ann his wife for their executors and administrators doth covenant promise and grant
to and with the said Joseph Saunders his heirs and assigns by there presents that the said Robert Eyre and Ann hi wife now at the time of sealing and delivering of there presents are ____ of
good ____ perfect and indefeasible estate of inheritances in fee simple of and in the premises hereby granted and released and that they have good power and absolute authority to grant and
convey the ____ to the said Joseph Saunder his heir and assigns forever in manner and form aforesaid and ____ the said premises now are and for ever hereafter shall remain to be free and
clear of and from all other gifts grants, bargains, sales, dower right and title of dower _______, executors, title trouble, charges and encumbrances whatsoever _____ ___ committed or suffered
by the said Robert Eyre and Ann his wife or any other person or persons whatsoever ___ ____ that the said Robert Eyre and Ann his wife and their heir all & singular the premises hereby
granted and released with the appurtenances unto the said Joseph Saunder, his heir and assigns against the said Robert Eyre and Ann his wife and their heirs and all
and every other person and persons whatsoever shall warrant for ever ___ by these presents. In witness whereof the said Robert Eyre and Ann his wife have hereunto set their hands and seals the
day and year first above written.
